This hotel complex has been built on a 50-acre beachfront plot in the Kardamena area of Kos gradually from the end of the 1980s till late 1990s. The complex is divided into three distinct zones: the large four-story room building on the western side, the bungalow complex on the eastern side and the common functions building in the center, which was expanded in sections and haphazardly, apparently following the increasing demands due to the additional visitors.
The aim of the reconstruction was, on the one hand, the functional and aesthetic upgrade of the complex, and on the other hand, its energy modernization with the aim of reducing operating costs. Due to the limited construction time, which should not exceed 5 months, since the hotel was already in operation, it was decided to do it in two phases. The first phace concerned all the indoor spaces, as well as all the outdoor relaxation areas for their pleasant operation. The second phase concerned the new additional swimming pools, the central entrance area, the outdoor entertainment areas and the rest of the surrounding area.
The main concern and challenge was to carry out the intervention in a way that would not alter the existing character of the complex and would ensure a smooth transition to modernization, “marrying” the existing with the new. In the eastern wing of the complex, where the bungalow-style tourist village extends, it was decided to retain the existing character of the traditional Aegean village. Thus, all the rooms are completely remodeled internally, as well as the building shell, which was covered with external thermal insulation. The aluminum and railings, the plumbing and electrical infrastructures were replaced, while the air conditioning system was completely replaced with a VRV type. In addition to the rooms, the Greek restaurant, the Greek café, and the kindergartens were completely redesigned to serve the users. On the west side, where the four-story room building extends, almost all the rooms and access areas were reconstructed and rearranged. The central building was completely remodeled carrying out first all the necessary static reinforcements. The entrance, living room and bar areas were rearranged, the main restaurant was created anew, as well as three new a la carte restaurants, the Italian, the Asian and the steakhouse. To support all of these, new kitchens, WC areas, shops, staff areas, offices and all the necessary mechanical spaces were constructed. To relax the users, new outdoor and semi-outdoor living areas were created either on verandas or on the roofs of the buildings, with the aim of providing them with an unobstructed view of the sea from all parts of the building.
