The existing hotel complex from the early 1990s is being redefined, under the management of MarBella Collection Hotels, through the fundamental reconstruction of its building facilities and the modernization of its services. With the demolition of selected sections and the addition of appropriately designed buildings, swimming pools and outdoor relaxation areas, it is transformed into a high-standard resort with an increased capacity of 50%.
The main aim of the project is the optimum integration into the particularly sloping natural environment, while simultaneously fulfilling the new building program for the creation of 146 guest rooms with direct relaxation on balconies, terraces, and private swimming pools. In this spirit, new wings are being developed in continuation of the existing ones with a staggered layout in two directions, adapted to the contours of the ground, while respecting the height restriction throughout the complex. The challenge was the immediate accessibility to all spaces, which was achieved by adding a total of five staircases and elevators that function as joints connecting the old and new buildings, ensuring optimal escape in case of emergency and ensuring vertical communication of all levels, creating an easy network of intersecting horizontal and vertical movements.
Materials and colors of the buildings were selected taking into account the natural environment and by reducing their volume and maximizing their energy efficiency. For this reason, extensive use has been made of external thermal insulation, thermally broken frames, energy-efficient glazing and projecting roofs with blinds on them and on the facades. At the level of electromechanical systems, the design was guided by energy saving and reducing the carbon footprint through the production of hot water, while the swimming pools are heated through heat recovery. Tertiary wastewater treatment was installed for irrigation, reverse osmosis with parallel geothermal recovery for hot water and air conditioning production, as well as storage and reuse of filter wash water in the swimming pools. All electromechanical systems are controlled and monitored by a central BEMS management system with metering devices per type and type of energy consumption, while the hotel’s lighting is regulated by a central KNX lighting management system.
